FP McCann has successfully supplied and installed its prestressed precast hollowcore flooring system for a new care facility currently under construction in Milton Keynes, further demonstrating the benefits of off-site manufactured structural solutions within the healthcare and residential sectors.

Located within the modern Brooklands community to the east of the city, the purpose-built Rosebrook Care Home is set to open in 2027. Once complete, the development will provide a high-quality, state-of-the-art environment offering 91 residential beds. The facility is specifically designed to support individuals living with dementia, with a strong focus on comfort, safety, and long-term care needs. The scheme forms part of continued investment in modern care infrastructure to meet growing demand across the UK.

Working on behalf of family-run residential care provider B&M Care, FP McCann incorporated its hollowcore flooring system into the upper ground floor of the steel-framed structure. The use of precast concrete flooring has enabled a faster, more efficient build programme compared to traditional in-situ solutions, while also ensuring consistent quality and structural performance.

Manufactured at FP McCann’s Uddingston facility in Scotland, the prestressed hollowcore units were delivered to site and installed by the company’s experienced fixing team. A total of 771m² of flooring was installed over a three-day period, highlighting the speed and efficiency that precast systems can bring to large-scale construction projects. This rapid installation also helped minimise disruption on site while maintaining progress in line with the overall construction schedule.

200mm deep x 1200mm wide Hollowcore slabs were supplied at a variety of lengths to suit the build. The Hollowcore slabs were designed with a 1 Hour fire rating. The slabs are CE marked and manufactured in accordance with BS EN 1992-1-1:2004 and BS EN 1992-1-2:2004.

The Hollowcore slabs were provided with open cores, into which rebar was placed and insitu concrete was poured to tie the planks to the structural frame. The successful delivery of the flooring package is a testament to FP McCann’s expertise in precast concrete solutions and its ability to collaborate effectively with clients and contractors. By combining off-site manufacturing with efficient on-site installation, the company continues to support modern methods of construction that offer programme certainty, quality assurance, and improved site safety.

Commenting on the project, James Bradshaw, Construction Manager at B&M Care, said: “This is the first time we have undertaken a build using a prestressed precast concrete hollowcore flooring system, and we are very impressed with both the quality of the product and the speed of installation. The FP McCann team worked safely and efficiently, completing the installation in line with the programme. We will certainly consider using off-site manufactured hollowcore flooring solutions on future projects.”

As the Rosebrook Care Home progresses towards completion, the project stands as a strong example of how innovative, high-performance precast solutions can play a key role in delivering modern, high-quality care facilities efficiently and safely.
